Follow the moisture—not just the stain

Water may enter high, move horizontally through assemblies, collect at framing or fasteners, and appear much later at a joint or low point. Our job is to test the building story against the physical evidence.

One investigation can compare several possible sources

Water-intrusion work is most useful when the source is disputed, intermittent, concealed, or affected by weather. We evaluate the conditions that match the history rather than assuming every wet area is a plumbing leak.

Transitions, penetrations, valleys, edges, low-slope details, and repairs can admit water that travels below the roof surface.

INVESTIGATION WORKFLOW

Build the test around when and how the moisture appears

Some leaks appear only during wind-driven rain. Others require snowmelt, irrigation, plumbing use, pressure, or time. Reproducing the right condition is more valuable than applying water everywhere.

We select from visual inspection, moisture measurements, thermal pattern review, pressure or plumbing isolation, controlled water application, and targeted tracing.

No. Thermal imaging shows temperature patterns, not water by itself. Patterns must be interpreted with moisture measurements, visual observations, construction details, and controlled testing.
We begin with non-invasive observations and targeted tests. Some sources cannot be confirmed without selective access, but we do not open finishes without discussing the need and obtaining permission.
We provide independent diagnostics. Roofing, envelope, plumbing, structural, drying, and mold-remediation work should be completed by properly qualified contractors in those specialties.
